While you can search for homes online, a qualified professional provides market insights, coordinates critical inspections, ensures a smoother closing process, and much more.
Agents add critical value across the entire transaction, whether you are buying or selling:
1. Contract & Legal Protection
Real estate transactions involve legally binding documents. An agent uses standardized industry contracts and understands how to draft clauses—such as inspection or appraisal contingencies—to protect your hard-earned money.
2. Expert Negotiation
Negotiating directly with the other party or their agent can be stressful and emotional. Agents are objective third parties. They use real estate comparables to make sure you do not overpay, or conversely, to help you get maximum value when selling.
3. Streamlined Logistics
A major part of the job is managing the moving pieces. Your agent will coordinate property viewings, schedule and meet with home inspectors, and act as a liaison between your lender, title company, and the other party.

I understand. There's something about paying a commission to someone when their job looks like they only let people in houses, fill in contracts when someone's ready to purchase, and show up at closing to get the check.
So why do you need a real estate agent? Honestly, you really don't...as long as things go as planned.
However, since they usually don't, you need a real estate agent to protect your interests, navigate complex legal contracts, handle negotiations and deal with last minute complications that can mean thousands of dollars not in your favor, kill the deal, or help protect you from possible legal exposure.
