The national 30-year fixed rate averaged 6.67% on August 13, down only slightly from 6.69% the previous week. The 15-year rate declined from 6.01% to 5.96%. Freddie Mac
Mortgage applications increased 3.6% for the week, suggesting buyers responded even to the modest easing. Refinancing applications rose 5%. Mortgage Bankers Association
Nationally, 63% of builders offered sales incentives in July, while 37% reduced prices. The average builder price reduction was 6%. These are national figures—not Central Alabama statistics—but they provide a strong reason to investigate local builder incentives. NAHB
The week’s main takeaway
Mortgage rates have stopped climbing, but they have not meaningfully improved. The more useful opportunity this week is negotiating against new-construction incentives—particularly for buyers shopping from approximately $350,000 to $500,000. Consider using your REALTOR®️ when visiting model homes and to have youy agent involved before registering with a builder.
What This Means for Buyers:
Rates barely changed this week, so I would not postpone the right purchase hoping for an immediate major drop. Instead, let’s compare the home’s price, seller concessions and possible rate-buydown assistance.
What This Means for New-Construction Buyers:
Builders may have incentives that are not obvious from the advertised price. We need to compare the complete package—rate assistance, closing costs, upgrades, lot premiums and warranties.
For sellers in competing subdivisions:
Sellers, your competition may include builders offering financing incentives. A resale home must compete through condition, lot, location, upgrades and a realistic price—not merely by matching the builder’s advertised base price.”
